Heathrow, FL’s 2007 Highest Priced Semi-Custom Homes Sold Located in Kenford Gardens
This is Part 2 of 2007 Heathrow, FL Real Estate Sales
I gave a brief description of Heathrow in my previous post which dealt with 2007 Heathrow custom home sales. In addition to the 51 custom homes sold in this golf course community, 61 semi custom homes were also sold. Kenford Gardens led the group in both average sold price, and highest sold price. Of the top 5 highest priced semi custom homes sold in Heathrow, 4 were located within Kenford Gardens (Positions number 1, 2, 4, & 5). The average sold price for Kenford Gardens was $694,825 which was 62% higher than the overall average of $428,391 for semi custom homes. This isn’t surprising since these David Weekly homes are highly upgrade, and are adjacent to The Reserve at Heathrow. Here’s the average sold price by neighborhood for Heathrow semi custom homes.

In terms of sales volume, Keenwicke led the pack with almost 1/3 of the sales (19 out of 61). The following chart shows the number of semi custom homes sold by neighborhood.

More important than average sold price is the relationship between sold price and the size of the home. Thus, sold price per square foot ($/SF) is a better indicator of relative value. Kenford Gardens and Wembley Park tied for this honor with an average sold price/SF at $199.52. The following chart shows the average sold price/sq. ft. for the various semi custom home neighborhood.
